Hi there. Have a 2 bed split level home off Gillies Ave in Newmarket. Rot has seeped in and although it is still structurally sound, around half of the outside weatherboards will need to be taken off and replaced although all the internal corners are looking okay. Weatherboards will have to be taken off, inspected and either replaced or reattached in small lots so that at the end of the day the property is still water tight and liveable. One side of the unit is high off the ground and may require scaffolding. Some window reveals (3 or 4) will also need replacing with treated timber as they have become swollen. There may be other areas that may need attention once works begin and as they come to light. Will also need some internal painting to be carried out on the areas where the weatherboards have been replaced. Additionally there may be some minor repairs needed to the bathroom and kitchen areas in order to update the interior but this can be discussed at a later point. Flexible on start date but preferably in around 6 weeks time.
