Wooden villa needs some maintenance work

I have a Victorian villa which needs some wood maintenance work: 1. 2 damaged floorboards need replacing/patching (ideally with matching finish). See pictures 1 and 2. 2. 2 wooden boards on the apex of our roof appear rotten, and may need replacing. A high ladder will be needed to inspect it up-close, and scaffolding may be required to do any repair work. See pictures 3 and 4. 3. A wooden casement window frame (approx 1m high) is split on one side, so the hinges are no longer secure. It needs repairing or replacing. See pictures 5 and 6. 4. We have some old insulation in the roof that we'd like inspected to ensure it is compliant for renting. Attic stairs allow easy access for inspection.
