We have a dividing wall between our kitchen and living room that we want to remove, but are unsure on if this is load bearing or not. We are after some building advice on this to check if/how we can go about doing this. We have the property file from the council, as well as climbing up in the roof to take a look :).

Well i've been charged for useless advice! Told I could take the wall out, but this is without checking any guidelines at all for timber ridge beam sizes, rafters and bracing requirements or checking the building code. So he has been to see the roof, took a poke around and gave the go ahead. I obviously needed a Licensed building practitioner or an engineer to check all of this out. But the question remains why Mike is trying to do something he isn't qualified for, and why he didn't refer me to someone who could actually help if he doesn't know. I've basically had to find all of this out myself after some other people have put me in the right direction. As it turns out, I would be putting my family at risk by doing this, as I would be increasing the loaded dimension of the ridge beam (which is already undersized according to the building code) which already spans too great a distance. Sure, he communicated ok, turned up, gave me some other building advice on minor works around the home, but when it comes to the initial requirement of the job I posted, he was well short....

"Would have been nice if you had contacted me prior to placing this feedback. As it was, I did mention to you that I would refer to the building code to check sizes, loadings etc. It totally slipped my mind to follow up on your job due to a personal issue arising, which occupied all my time. As it was, you were only charged $70.00 for the job. In hindsight, perhaps it would have been better to have gone down the track of getting consents etc. Regards, Mike"
