Hi! I have the engineering and the drawings completed for a deck extension. I would be interested to get in touch regarding costing of various stages of the job. It involves piling, which I would say is quite a lot. There is also what I would call "extensive flashing" required. I will provide all flashings required (at least this is the plan). Garage under the house (pole house) to be closed as well (a number of items will be second hand items, like the garage door, other access doors and windows - your help or advice in getting these approved for installation will be required - some items already on site). More details to be discussed. I am after a builder willing to get involved at a supervisory position for the project rather than 100% hands-on if possible but this will also be agreed. Engineering and documentation exceeded the cost expectations, this will be a job for someone with good common sense in achieving compliance for sign-off with minimum costs. I can source some materials required or make inquiries to get the best price, all costs will be discussed with the Builder before making major purchases. I would be interested to get a QUOTE for labour only as well. Quotes will be better regarded than estimates (which never tend to be realistic and get exceeded and this brings everyone only trouble and they end up in Court... spending more money...); You also need to have experience in dealing with Waitakere Council inspections. Site is located in Glen Eden. Piling will be the first stage and will go ahead as soon as the Consent will be issued. If weather too wet for drilling then unfortunately everything gets delayed until next summer (some new poles are less than 1m from existing poles and have to be drilled 400mm diamter, nearly 3m deep). I can organise that with subcontractors but the Builder will coordinate the actual work and set the poles straight that day. Your thoughts and comments are more than welcomed.
