Major interior renovation design for a late 1970's cottage.

We require an architect/designer to help with layout design and to provide council/builder-ready plans for a small ~110m2 2-storey character cottage of late 1970's vintage. The desire is to significantly rearrange the interior of the 3-bed, 1-bath unit to make the space more useful, including the addition of an upstairs bathroom, and possibly the extension of the kitchen into the back yard to accommodate a back door, while leaving the exterior as unchanged as possible. At this stage, we're only looking for the design work, so that we can get proper building estimates, but we hope to do the renovation work itself during 2016.
