Drafting for consent - two tiled showers

We need plans drafted for two tiled shower conversions in order to gain council consent, and guidance in gaining consent. We are replacing two acrylic showers (one in main bathroom, one in ensuite) with enclosed, tiled showers (not wet rooms / walk in). Original house plans from the 90s are on hand if they’re needed. Ideally we would like the plans in September but can be flexible.

Draft plans for removing load bearing wall

Of most significance is the load bearing wall between the kitchen and lounge which we will need to have a beam installed in the roof for . We’re wanting to add a room upstairs above existing part of our house for a room approximately the size of 4.8 x 4.2m. It doesn’t need plumbing needed, just walls, windows, carpet, power, stairs and windows. We’re needing an Architect to draw up some plans for this, but have no idea how much plans and the job will cost. I have the original plans. Need a drawing for opening up a structural wall.

I am looking to open up a wall separating the kitchen and living room. Unfortunately this wall is a load bearing wall so will need some work and consent. I have a builder ready to go but just need to get a draughtsman to create a drawing of the work to be done. 20m2 house extension

We have a fairly straightforward extension planned for our small hardiplank home in the mount. We wish to add on one bedroom, bathroom and walk in robe, following the same roofline as existing house.
