Creaky floor in 1950's bungalow needs fixing urgently

Ground level bungalow was extended 12 years ago but it seems foundation/support was not done correctly. Grout between tiles cracking and strange noise when walking over. Access below is available. This is quite urgent as the house will have to be offered for sale asap. Total creaky area about 10m2.

Room off the Garage

The garage has been recently built with the idea in mind that we would wall off the back part to create a room. The studs are in place for the partition wall and we are putting in a doorway between garage and room. The job is to build the partition wall and doorway, (probably grab a door with mortice lock at Bunnings), line the walls of the room with batts, and build in the internal walls and ceiling. The space measures approx 4 metres long, 3 wide and 4 high.

I have removed the coving from the ceiling/wall join in preparation for tiling the wall. I need the ceiling plastered where the coving was. All the glue/bonding material has been removed, it just needs plastering and then sanding back to a suitable finish for painting.
