Hi there we have a 50's house and the toilet is looking a bit worse for wear. It looks at though the toilet has a breather pipe directly off it (see photos) so unsure what that means for a new toilet installation as I've not noticed that in other houses before. Once you can let us know if it makes a difference we will whip down to Bunnings and grab a toilet and cistern for you to install.

Gutter is broken so water is overflowing when there is a heavy downpour . Corner piece of down pipe is also leaking as it hasn’t been connected properly. I’ve also been told that this down pipe that feeds under my house could be sloping incorrectly.

There is a leak developed in the wall cavity between the bathroom and laundry. It began before the recent bad weather so I don't think it is weather -related. It appears to be getting worse - ie getting larger and wetter. I need the leak investigated (ie removing the jib etc), fixed and any damage repaired. Not sure if I need a builder or a plumber.
