Relevant Subfloor and Structural Repair Experience

Project description

This property had experienced minor settlement and required extensive strengthening and repairs to both the subfloor and roof structure. Our involvement included:

• Carrying out a detailed whole-house inspection before the client completed the purchase;
• Assessing the existing subfloor, piles, bearers, joists and associated structural components;
• Identifying the areas requiring repair or strengthening;
• Preparing a detailed written inspection report and repair scope for the purchaser;
• Providing the documentation for the purchaser to discuss with their solicitor and the vendor;
• Completing the subfloor strengthening and roof structure repairs after the purchase proceeded; and
• Completing the remedial work within a short timeframe and handing the property back to the owner.
The findings and proposed repair costs helped the purchaser make a better\-informed decision and successfully negotiate a lower purchase price\. After settlement, we were engaged to complete the recommended repairs.
