One of the trends we are currently witnessing on the city fringe, is the introduction of density into these suburbs. Projects vary in scale from the redevelopment of a single suburban Lot through to the amalgamation of multiple underlying titles resulting in in a low-rise apartment development. The project at 66 Huia Road, Point Chevalier, sits within this current development context replacing a standalone house with three new three-bedroom single garage units and. The scheme also grapples with some of the inherent challenges of this type of development. Those challenges include working within the built context of the existing suburban fabric, building envelopes, mass and form being restricted by development controls not designed for density, limited architect involvement during Construction, and the current issues around construction costs and project feasibility. The client’s brief was straightforward - three stand-alone three-bedroom single garage houses on the site, the more challenging part of the brief being the response to the inherent issues mentioned. The houses needed to have a construction simplicity without sacrificing a design sensibility that would attract astute buyers looking to purchase in areas that may not have traditionally been as desirable. Point Chevalier is a city fringe suburb, developed in the 1940’s, and characterised by the post war ‘state house’ typology on mid 600 square meter sites. Currently it is attracting young families due to its affordability and developers due to the larger Lot sizes compared to Westmere and Ponsonby. DESIGN FEATURES 66 Huia Road works with the gable roof forms of the immediate area, while also introducing spatial and formal dynamism by the skewing of the ridge, limiting materials but using strong contrasts resulting in façade legibility, working with a ‘solid/open’ language in the façade composition, and over scaling some elements to bring the houses presence. The houses are sculptural, legible and dynamic, and while ‘familiar’, sit comfortably within their context, they represent a significant architectural response in this type of development that so often produces generic repetitive work – knitting the streetscape together and raising expectations for what city-fringe intensification looks like and the living and lifestyle options it provides. Part of the success of integrating a new development into an existing suburban streetscape, is to select materials that are already common to the area. This however does not mean that those materials cannot be used in innovative ways. Material selection also goes hand in hand with façade strategy, which for this development, was to emphasise contrast, legibility, simplicity and scale. Two main external cladding materials were used for these houses – painted brick and stained vertical cedar weatherboards. The brick provided a monolithic, textural quality, while the contrast of the stained weatherboards introduced a ‘grain and naturalness’ to the façades. Façades were considered as ‘panelised elements’ rather than a ‘hole punched in wall design’ which has resulted in a very clear legibility and scale.

This standalone project explores the growing trend of multi-generational living, which is becoming an increasingly common part of modern life. The brief was a personal one for Construkt director Madushin Amarasekera, who designed the home to accommodate both his own family and his mother and father-in-law. The challenge: Create two distinct living spaces under one roof, offering privacy and independence, while also encouraging opportunities for daily connection and shared moments between the families. Working out how to design spaces to allow for this and for the older and younger generations to happily co-exist coincidentally created the perfect metaphor on how to sympathetically integrate the humble, old 1940’s state house with the modern extension – respecting the character of both when it came to integrating them. The existing was one of many state houses constructed in Mount Roskill during the 1940s and 1950s so retaining its original character was essential, the new alteration and extension had to share a genuine link. Native timber extracted from the original house was re-purposed in the new addition and provided this authentic link extending the parent building’s material narrative with it; machined Rimu studs and paneling, Matai flooring re-purposed as stair treads, cabinetry (bathroom vanities, screening, kitchen Island bench etc) and infill flooring still bear the scars from a past life; Bora trails, blackened holes from rusty nails and even remnants of stubborn, entombed nails provide genuine character. Original doors and window hardware were all refurbished and re-used in the parts of the house where suitable. Another important consideration was the retention of the existing backyard for their two young children which forced the extension vertically. A modest budget required intelligent and creative solutions to juxtapose a contemporary extension which comfortably engages with the original’s vernacular. Existing slabs and structure were carefully utilised and integrated by way of stitching the existing with new, contemporary forms. The colour and material palette define the addition which comprises of three elements strategically placed to best utilise the original structure; a bold extruded gable wrapped in a raw corten standing seam spans over the original footprint of the house, a secondary Cedar clad ground floor extrusion extended the existing detached garage, and thirdly a double height space linking the two provides vertical circulation (with an 8m long skylight above channelling natural light to the living areas below)

Sitting on a triangular corner site in Auckland’s inner suburbs, this project demonstrates a refined approach to urban intensification, one that embraces constraint as an opportunity for invention. Bounded by a mature, tree-laden reserve along its western edge and flanked by 1950s brick state housing, the new home is sensitively inserted into the site without displacing the existing ex-state house, a gesture of restraint and respect for context. The unconventional geometry of the site shaped the massing of the dwelling, culminating in a soft, curved corner that elegantly negotiates the acute intersection and gently draws visitors toward the front entry. This sculptural transition lends the home a civic quality, anchoring it confidently within the street while easing its presence into the suburban grain. The material palette is purposefully restrained yet redolent of context. Vertical standing seam cladding in dark Matt Flaxpod pairs with warm vertical cedar weatherboards to echo the natural order and texture of the adjacent mature trees. This interplay of materials reinforces a strong sense of verticality, an abstraction of the trunks and shadow patterns of the neighbouring reserve. The tonal variation between the dark metal and timber detailing creates a layered, tactile façade that is grounded and refined, a contemporary counterpart that remains visually connected to its natural setting. Internally, the plan is driven by spatial clarity and orientation. Living areas open to a north-facing courtyard and reserve, offering privacy and sun, while the upper-level bedrooms are positioned to capture the leafy outlook and filtered light. Deep window reveals frame moments of connection to the street and the landscape beyond, enhancing both privacy and engagement. This project exemplifies a sensitive, site-specific response to suburban intensification, compact and efficient, yet rich in material expression and architectural intent. It is a demonstration of how good design can integrate new density into the fabric of the existing neighbourhood whilst celebrating the natural and built context.
