54 Seaview TerraceWe renovated this small but nicely finished 80 year old apartment's bathroom and kitchen, removing the old fixtures and wall linings, installing a new tiled bath and custom plywood cabinetry for the kitchen. We re-instated a lot of the original fixtures - refurbishing the original rimu doors and architraves which were in great nick for their age, and installing cornice in the original style. Some rotten framing from a leak in the old bathroom was discovered and replaced, as well as the original wiring and plumbing. All the walls and ceilings were straightened before re-lining and adding the fixtures and finishing touches, with the end result looking great and ready to last another 80 years!
The corners of these window were severely rotten. We cut out the rot and repaired the windows by splicing in new cedar for the worst window, and treating then filling the other window with epoxy filler. This provides a much longer-lasting and stronger solution rather than filling with standard builders bog which would rot out again further down the line. Do it once, do it right!
The fence at this house was looking old and tired, so we built a new one with some additional landscaping by the front gate. We worked with the customer to come up with the design, adding some fresh street appeal to this house!
We were engaged after the customer had a building report completed showing some areas of water damage requiring remediation in order for the council to issue a CCC. Fixing the extent of the damage presented some challenges, requiring us to replace the full wall frame while retaining the rest of the building. We rebuilt the rotten wall frame and re-installed the old windows with new sill trays, jamb battens, and head flashings, and new cladding to bring the building back up to modern standards.
For this job, we removed an old obsolete chimney from the customer's lounge, and installed two new sliding doors. The results were great, with a heap of extra space opened up in the lounge.
