We hired Kodiak (Aaron/Arran Pavelich) to do a concrete parking pad for our vehicles. The finish was meant to be lightly exposed and oxidised to blend with the existing tar-sealed area in front of our garage. Looking back, we considered this to be a relatively straightforward project that should have been well within the capabilities of a small contractor. The project was confirmed on 30 March with a deposit. Work commenced on 13 April and was completed on 18 May. We were initially told the project would take only a few days to one week, but it ultimately took five weeks to complete. Before making the final payment, we agreed that he will be repairing cracks in the tar. Aaron deducted $2,000 from the outstanding invoice for some of the broken items as in dicated in the photo's. Unfortunately, he never returned to finish them and did not respond to my follow-up email. Based on the attached photos, these were our main concerns: The quote specified a trench drain with a mesh/grate cover. Instead, a concrete trench was installed. While it appears to drain correctly and water does not pool against the house, it is not what was quoted or expected. The concrete surface has white patches throughout. These were because parts of the concrete were over-exposed during finishing, creating holes. Aaron assured us this would be an easy fix, but instead the holes were filled with the lefto er chemicals mixed with concrete, leaving obvious patches across the surface. The finish now looks inconsistent and does not achieve the uniform appearance we requested. The existing tar-sealed area in front of our garage was damaged due to the careless operation of the digger over rocks and other hard surfaces. This resulted in cracks and a hole in the tar that were not present before the project began. We are now left to repair this damage ourselves, as it is clear that water is already seeping through the damaged areas, which will likely cause further deterioration if left unrepaired. The tiles at our back door were damaged during the work. We had carefully saved the original so it could be reinstalled, but additional tiles were chipped and concrete was poured underneath them. There are chipped edges throughout the concrete on the trench that were there. Rather than repairing the edges before pouring, these areas have simply been filled afterwards, resulting in a poor finish. One corner of our house was damaged by the digger. One of our privacy screens at the back of the property was completely broken and left unrepaired. During the project, Aaron brought in friends to assist, and at some point they decided to access the site from the front of the property instead of the rear access. As a result, our lawn and parts of the garden were badly damaged by repeated foot traffic and equipment. We also had to clean out the front drain ourselves because concrete residue and chemicals had blocked it after the work was completed. The site was not left clean. Concrete residue from pressure washing was left on the house walls and fascia boards, chunks of concrete were left in the garden beds, and builders' lines and other construction materials were abandoned around the property. Overall, we are disappointed with both the quality of the workmanship and the lack of follow-up after completion. The extended project timeline, property damage, incomplete remedial work, and lack of communication after the final payment have left us with an experience that we cannot recommend.
Had a tricky little pathway done around the back of my place by Arran and his crew. The communication was brilliant and he is so easy to get along with which was a big factor in deciding to use Kodiak. On the day everything went super smooth, Arran is experienced and commanded the job very well, ensuring that not too much concrete was getting ahead of him during placement. They stayed until late in the evening ensuring everything was done correctly. Would definitely recommend Kodiak Group to anyone else needing concreting or earthworks done.
