From building report* 1. PENETRATIONS such as vents, pipe fittings, wiring, down pipe screw fixings etc through the exterior cladding form pathways for moisture ingress. You may wish to have these areas checked to ensure they are fitted with flashings where required and adequately sealed to the cladding. The internal framing was not visible therefore the condition is not known. 2. SCRIBERS HAVE NOT BEEN INSTALLED down the sides of some joinery, scribers are required to prevent moisture accessing behind joinery and these can be installed to assist with weathertightness and durability. You may wish to have scribers fitted. The internal framing was not visible therefore the condition is not known. 3. THERE IS ROT DAMAGE to some timber which would need to be cut out and replaced with suitably treated timber, the full extent of this issue and the cause of the damage will need to be determined when undertaking repairs.
