Would like to get advice/quote and repair for some leaking and water damage that has occurred in Garage/Laundry area. There has been leaking near our washtub in the corner of our garage that appears to be coming through the wall. Was not sure of trade required or a bit of each – drain layer, plumbing, builder, water proofer or other Possible causes from the untrained eye 1. Inadequate Drainage/overflow underneath main house, beside lower-level garage internal wall with water collecting and flowing back into garage/wall where water pipes go through the wall – drainage specialist? 2. External wall of garage below the main house not adequately water proof or where pipes exit holes allowing water to enter – builder/water proofer? 3. Plumbing possibly through the wall leaking into the wall – plumber With the water damage, actual cause will need to be addressed and water damage to the walls repaired so as not to have any ongoing issues that come with water damage. We have tested pipes underneath the washtub and run through the washing machine a few times and it does not appear to be a leak there. Noticed the leaking after heavy rainfalls (though not always immediately) so not sure if it is directly related to running the washing machine The Garage is set a few feet below the adjoining room to that wall with concrete base – there is no access underneath behind to that area There are two holes through the wall for pipes As it could be a few different potential issues My guess is It could be the holes through the wall leading to the outside is allowing water to get back in or not sealed adequately. As the garage is set below adjacent room there may not be adequate drainage underneath adjacent room behind this corner wall allowing water to pool and find a way in There is a drain in the vicinity that runs under that area that drain pipes could be leaking (though the drain outside itself does not appear to overflow during these times). There is a white substance left over that could be washing powder or gib residue.
