Exterior deck membrane repair

I'm needing a professional membrane installer to run a new strip of waterproof Butanol approx. 5.5m x .400mm along the edge of a deck/ house detail to come up into the threshold of a ranch slider opening. There is x1 eternal corner & x1 external corner to have membrane applied to. The membrane will need to run up the framing of the walls be at least 250mm. Need quote for fixes to building report for house on sale

Leak over window in lounge. Appears to be coming from the roof, probably under the roof flashing above. Some repairs have been done to the exterior to try to resolve the problem but the entry points now appear to be on the tile side. Roof is decromastic pressed steel tiles and we are aware there has been other issues with this product with other home owners. The lounge window is below the toilet waste the perturbs through the exterior wall.

The basement was built in 1989 and we are getting high moistures in the bedroom and rumpus where the basement floor level is below soil level. We have not been able to find evidence of external waterproofing (e.g. FlintKote). I believe the job will need excavation, waterproofing membrane applied and then drainage piped to the main drain. I need a deck waterproofed as part of an insurance referbishment we are project managing. The original has been burnt in one corner by a BBQ that caught fire. I am not sure what the origional product is but it looks like some sort of sheet with lots of fibres runing through it and it isnt as thick as TPO or butanol. I dont think it is the old fibreglass and resin system, it looks like it is layed as a sheet and glued down.

Locating Cause of Water Leak

Hi, The flat (one of block of 7) is on the 1st floor. Location is in Balmoral Road, Sandringham. History Metal roof was repainted and metal sheet rework by a roofer in middle of 2022.
