We have two parapet walls that adjoin our flat metal roof that has been poorly built and has started to allow water ingress as the cladding has started to deteriorate. The west wall pictured is the worst of the two, the east one not showing obvious water ingress yet. West wall: From the top of the metal cap to the gutter would be less than 300mm in height, and the horizontal crack along the wood/gutter less than 100mm. East wall: approx 100-150mm height that needs flashing Both are accessible from decks and a ladder.
