Single storey weatherboard unit in Karori. We have a problem with a leak (dampening the carpet) beneath one of the windows in the bedroom. There is no plumbing in the wall and beneath the house is bone dry. The problem occurs when it rains. The bedroom wall is not damp. I had thought that it was probably a consequence of the gutter on the south side of the units being full of debris and growth causing water to enter the internal perimeter wall, so I had the gutters cleaned out but the problem is still occurring. I had a specialist window seal company check the window and they are convinced it's not the window. I am wondering whether there is an issue with the roof or perhaps the downpipe/storm water not clearing the water, forcing water into the internal perimeter wall.
