I’ve recently purchased a 1960’s weatherboard house that is in need of a new roof. The pre-purchase inspection noted: - roof is corrugated iron lightweight sheet roofing ridge and hip flashings; it is showing rust deterioration so replacement is advised (it has previously been reconditioned) - rusted fixings to the eave linings should be treated - duct for a disused heating system should be removed and patched (see photo) - minor deterioration detected on a timber purlin, strengthening is advised - ceiling insulation should be upgraded. I’d like the above work done and the new roof to be longrun ColourSteel. Other relevant information: - area is approx 130sqm - house is on a single level with the ground dropping away on one corner by about 1m (see photo) - gutters and downpipes seem fine but I’d like an assessment, to see whether any repairs are required - there is some sagging of ceiling linings in one area of one room that needs to be checked, noting this does not take any weight of the roof structure. The job needs to be completed by mid-May. If any other labour is required, I’d like the tradesperson to source subcontractors.
