Roof Leak

During heavy rain we discovered a drip coming from the extractor fan and the adjacent light fitting in the ensuite. Water has also tracked down to the exterior wall as there was bubbling paint visible with water behind it. I assume the rain water is getting through some faulty material or seal in the roof above the ensuite, most likely where the extractor fan vent penetrates the roof. Ensuite vent location is shown by the red arrow in the photo. As seen in photo, the roof is on second story so will need appropriate ladder/equipment for access.
