Ceiling leak

I am needing a leak located in the ceiling and fixed. It is in my lounge. The ceiling leaks during very heavy rains but not always. It looks like the previous owners had already patched it up as it is a square coming loose about 15cm by 15cm. I have been told the gib sheet may need replacing. There are other patches in the ceilings in the dining room and bathroom that I have included pictures of, that are of concern but don't leak and I would like them checked out as well. The bathroom one doesn't look like a patch up job like the other two. The first two pictures are of the lounge, the second two are from the dining room and bathroom and the last is the type of roof I have. I am normally home on Mondays and every second Tuesday and Friday.
