Fix leaky skylight and rusty roof

We have a leaky skylight with a steel flashing that is rusting and has a large gap exposing the underlying timber roof, letting a lot of water in to the ceiling when it rains. Some rust exists on and around the skylight and on the general roof. The chimney a few meters away also has a similarly terrible flashing with rust and a smaller yet likely problematic gap. The skylight is ~4m wide and ~1.5m high.
