Repair leak in large hall decramastic roof

Hello thanks for your time. The Chanel centre at 1285 Fergusson drive has a leak in the roof. The roof has been minimally maintained for a long time, the decramastic tiles are in a pretty sorry state. I need a quote to repair the leak short term, also looking for good options and advice for the long term maintenance of the centre. I have a small roof area with a wet-seal membrane on a plywood substrate. There is an internal gutter which appears to be leaking where it enters the Marley gutter (only in very heavy rain). This could be fixed by replacing the sealant around the pipe but I am wondering if it would better to replace this with a better design. I need someone with experience of internal gutters and liquid membrane roofs to advise.
