Bathroom Renovation
Whangarei

The house A Two story home with weatherboard on the upper section and concrete concrete block below. The house is on a moderately sloped section. The house was originally a small cottage built in the 1920's extended in the early 1980s and then extensiveness renovated (primarily exterior renovation). Since then further work has been done on the house and including upgrading wiring, fitting a new circuit panel and installing double glazing through the entire house. The bathroom to be renovated is at the front lower part of the house (I.e. in the concrete block sections of the house built in approximately 1982) and has a concrete floor - which makes getting under the house at this point impossible. The finished bathroom will be very similar to the existing bathroom with new fittings etc. Plumbing The house has low pressure hot water system (tank in the roof) and mains pressure cold water. The hot water cylinder is upstairs. I have installed a whole of house water filter system and as the opportunity arises have been replacing washer type taps with ceramic cartridge taps. The bathroom to be renovated will have (as shown on the plan) a 900 X 900 shower cubicle a 1200 X 600 hand-basin cupboard/vanity and toilet. The plan correctly shows door and window locations. There is a window above the toilet. The existing walls are lined a Seratone or more likely Hardie Villaboard product, with one wall having an exposed wood lining. I want this lining removed and replaced with Gib. The floor cover is titles and I wan the existing tiles removed and replaced with new floor tiles. There will also be a small area of tile splash-back behind the vanity Consents No consents will be required as this project is simply upgrading/updating etc existing fittings in the same location. None of the work will affect the weather tightness, fire risk or structural integrity of the house. Items to be included in the renovated bathroom are attached. I am looking for a tradesperson to coordinate all the trades required to complete the job ie tiler, electrician, plasterer and plumber. NB I will complete the painting of the room Tasks to be undertaken I envisage the following work to be undertaken NB: I think, the lining is a James Hardie “Villaboard” type product. James Hardie stopped using asbestos for Villaboard in Australia in 1981. This downstairs bathroom was built in or after 1982 so may not have asbestos in it.
