Nearly 4 weeks ago, I was informed that there was a water hammer (or similar) problem in Units 3 & 4 at this address. It coincided with a builder starting work at the site on roof & spouting repairs. At first I thought it might be due to him using the exterior tap which probably hasn't been used in years because the tenants don't need to use it. But the builder said he never touched the taps. I don't live in Dunedin now, so he sent me the following description: "It goes off whenever there is a release of pressure in the pipes - toilet flush, etc. It's very loud. It sounds like it is happening a lot in the ceiling and from around the back of the units. The outside tap acts as a conduit for the noise/vibration. I think the noise actually comes from a loose or worn valve inside the pipework, most probably by the hot water cylinder. Its possibly because the current valves are for a low pressure system. Up until a few years ago there were only low pressure or mains pressure systems. However you will probably have unequal pressure. This is when the cold water has good mains pressure but the hot water is low pressure. So basically you will need to update the valves to accommodate the current system. There are a lot of places with the same issues, obviously that's just how things were done in those days. I asked my plumber and he said it sounds like you need to update the pressure release valve. Also upgrade it to accommodate the pressure." I appreciate my builder's advice, but note he is not a plumber. I'm also unsure if these units have the old-fashioned water tank in the ceiling space. If you are a licenced plumber and have experience with this type of problem, please let me know what you think. You will need to contact the property manager to get the keys.

A previous plumbing firm was engaged by my property manager after 2 of my rental flats developed a loud water hammer issue. They were not able to locate the problem but quoted to install a pressure limiting valve to the underground water supply pipes. I felt uneasy about their solution and price and so, using Builders Crack, I found Wright Plumbing who were able to fix the problem for only 60% of the other quote, without digging up the driveway.
