I seek quotations for replacing the retaining wall between Lot 29 and Lot 33 (see survey pics). All quotations must include a start and finish date. Chris Thurlow of KGA Geotechnical Group Ltd kindly visited the property and advised us that: "It appears that the retaining wall has rotated over towards our property due to it being under designed for the retained heights and ground conditions. It is also possible that failure of the drainage system behind the wall has contributed to the overall wall failure as overtime wall drainage can “silt up” and become blocked which could be exacerbated if there has been vegetation or gardens behind the wall (and associated watering) which we understand to be the case at your property. Given the retained height of the wall is less than 1.5m a building consent will not be required for the wall replacement. We do note that the neighbour’s driveway / carparking area is present behind the wall, however this is outside the zone of influence of the wall based on the current wall retained height. The most cost-effective solution to fix the damaged wall would be to construct a new replacement timber pole retaining wall. Typically for low height walls where a building consent is not required, a new wall would be constructed by a contractor. " NB: The Trees on the Northern Boundary have now all been removed. There is a small wooden garden shed & old retaining wall & fencing to remove. There is scope for further work if this project is successful.
