We have just subdivided a section and sold the back half. The bank requires a valuation for mortgage. Had quotes for between $1250 and $1700. This is steep as it's way more than normal bank fees and the mortgage is less than 10% of the remaining half. We are looking to find a short valuation that is under $1k from a registered valuer purely to satisfy the bank. We have the sale and purchase agreement. Can you help? The remaining section is 925sqm with a 5 bedroom 3 bathroom 4 toilet house that was fully renovated top to toe and strengthened 3 years ago. We have not yet built the new 3 car garage and driveway, pending settlement and title from the section we've sold off. Land here goes for around $2,000 square meter for buildable area. If we exclude the drive (back section), the sale price was bang on. Without the drive, it was $1600-$1800 sqm.
