Seal chimney and/or fireplace

Have an unused fireplace that needs sealing for air tightness and to prevent animal entry down chimney. Looking for the simplest and most cost effective solution, whether its a cap on the chimney or a seal in the bottom unit. Access to roof is single story from one side of the house. House is semi-detached and I believe the neighbours had a cap placed on their chimney. Can get more photos if required.
