Bathroom ceiling replacement

As can be seen from the photos, the bathroom ceiling is very mouldy. I suspect the cause is that the ventilation system is too small. This is being investigated by an electrician, who will probably replace the system. The main part of this project is to replace the ceiling tiles with a more appropriate material. Bathroom minor repairs

Few minor repairs. Two showers need re-siliconing. One bathroom needs some repair on the adjacent window frame and skirting board from historic (I think) water damage - please check if it is an ongoing/current issue. One shower handle and one shower head need replacing. One LED inset lightbulb needs replacing (in lounge). We (landlords) are in Christchurch - this is our Wellington rental property.

Weatherboard repair

I prefer someone with experience in this area as I will be relying on you to assess the areas that must be replaced (as opposed to doing a whole side of the house for example). Several small jobs, all wood-related

A while ago my roof leaked and it resulted in a few verandah boards over my front door rotting. Two are quite bad and some others it looks just like the ends. My house is a Lockwood so it is varnished timber with a profile which I am not sure can be matched. The other jobs are repairing an outside wooden table that has a rotten board, and fixing the access hatch to under the house which doesn't close properly.

Corner soakers maintenance, weatherboard crack maintenance

Some of the corner soakers are rusting. Looking for options to either grind and paint; replace with new soakers; box join the corners instead. Small number of fibre cement weatherboards have cracking. Looking for options to either do a quick fix sealant and paint; or replace the boards and paint.
