Small skirtng and floor board replacements for new tenants already moved in.

Our new tenants have just moved in upstairs this avo and we need a couple of bits of skirting board replaced around the internal bathroom window (maybe a dash of white paint once nailed/screwed in) and looks like the old tenants, while moving, have cracked the timber/particle board below the carpet by the front door (that will need replacing under the carpet - luckily right on the edge so should be easy to uplift). The old tenants need to know what it will cost so I can release the remainder of their bond to them, that's all. Any help much appreciated, eh? Thanks.
