Exterior 1. Loose pipe out near the stairs up to the house. 2. Stairs are extremely slippery with mould and moss – recommend a water blast and a moss agent to be applies to paths, decks and steps. 3. Paths could do with a moss agent applied. 7. Window Latches are loose/coming away from the lock or timber in some cases. 8. Very bad condensation throughout the house – a 9. Carpets in very poor condition, it may be time to replace carpets, recommend checking Ranch sliders don’t leak first. Living Room 10. Cracks in window around cat flap at the entrance. 11. Chain latch on the front door coming away from the timbers. 12. Front door lock is poor, you have to slam the door to lock it. 13. Rip in the carpet near the Ranch slider. Grows weeds when damp. – Carpets in very poor condition 14. Door handle on Linen cupboard doesn’t catch, also a shelf missing. Kitchen 15. Cracked and shattered tiles - Tiler required replace crack tiles or replace the whole lot with Linoleum Bedroom 16. Hole in the right side, inside wall of the single door wardrobe in the bedroom. 17. Aerial in the bedroom doesn’t work. - If this is an aerial issue due to the new Digital signal changeover the options are as follows:a. Tenant needs a UHF Aerial.b. The landlord is responsible for maintenance of the aerial installed at the property. ie. if you have the old (defunct) VHF system it’s legally not required to maintain this or upgrade to the new UHF system.c. Having said this we recommend all our landlords upgrade the systems to the new UHF (compatible with Sky® and Freeview®). This will ensure it is installed correctly maintaining the weatherproof integrity of your property.d. The tenant may however be able to buy and use an Indoor Digital UHF Areal if they have a Freeview® Digital TV. Bedroom 2 19. Cracks in 2 windows. Bathroom 20. Towel Racks need securing to wall. 21. Hot water pressure in the shower poor.

Dean was very quick to respond, arrived early for job and is a hard worker. Tenants found him pleasant to work with. There was an initial misquote but the requote was fair. When he found the old lino to have an awful stench he worked extra hours to scrap it all off at no extra charge. Thank you for that, it was very much appreciated. The only thing I would say is I had assumed an underlayment was part of a lino job and it would have been good to be given that option at the start, so subfloor imperfections aren't felt through the lino. However, I would use Dean again for odd jobs.
