Damp in corner of our basement room

We have a basement room which has damp in one corner which has damaged the carpet. We have no idea how this has happened but suspect a drainage issue with maybe water dripping down from the roof through joints. There is no water under the house which leads us to this theory. We have our house on the market so we need this diagnosed and fixed very quickly.
