Exterior villa maintenance

Villa general maintenance needed. My 100 year old house is largely in good condition and was refurbished 12 years ago. But now, I have at least one rotten window and sill, and several windows that stick. The gutters need clearing, and some are leaking. There is the odd bit of rot in a weatherboard and rusting nails are showing through in some places. A finial has broken off. The metal gates have rusted to immobility. There will be other bits and pieces too. I expect the budget will be 5 to 10 thousand. I am looking for a generalist, who is experienced in old houses (nothing is straight). This needs to be done within the next month if possible, in preparation for painting. Thanks and regards.
