I had a property inspection and am trying to get an idea of costings and also discuss time and availability to commence the work for each specific aspect of the issues raised. I have the property report available. The house is approx 100m2, 3brm. there are multiple things listed in the report but I will list what appears to be the most urgent below discussing Roof, Deck, insulation, electrical Roof: The chip finished pressed steel tile section roofing and associated flashing details are in average / poor condition. Excessive dents are visible to the N/W elevation. Some replacement sections will be required prior to further failure. The S/E corrugated steel roofing is in average / poor condition. Establishing corrosion is noted, attention required with replacement likely Deck: Plywood over assumed membrane – this is not a recognised method of design, remodelling to suit modern building code requirements is required prior to potential failure Electrical: there is apparent rat damage to some wiring which needs to be rectified. Insulation: there is no insulation, underfloor or in the ceiling. Foundation:The concrete pile with timber jack stud interior and exterior foundations are in generally good / average order. Although no serious movement associated with structural deficiency is sighted visible, past movement to the structure is noted. Future monitoring will be required. The pole foundations appear in generally good condition. No serious movement is noted. Attention will be required to specific bearer beneath the decking where compromising rot is noted.
