Interested in mortgaging/buying a house with geotechnical report and structural report available. With said report, it says the safety factors against instability do not satisfy the requirements of the Auckland Council Code of Practice. Any further development works within the property are likely to require “substantial works” to further improve slope stability conditions. However, it goes on to say that the property is satisfactorily stable as at the date of the report but it is recommended that a structural engineer is engaged to assess the structural integrity of the dwelling and deck foundations. Also a qualified civil engineer be engaged to assess the volume of detention tank and the condition of the existing stormwater management system at the property.
