Evidence of previous leaks to particle board flooring under laundry and bathroom and right hand bedroom external corner.Investigate to determine repair. Boundary framing timber around chimney area under sub floor is wet/rotten and requires investigation to repair/replace. New handrail on decking is required, surface deterioration and cracking with rot noted on decking/framing requires repair/replace. Stairs require rebuild with safety rails. Walls: Damp/wet moisture readings recorded to bottom of wall beside ranch slider. Further investigation/repair required in these areas. Damp moisture meter readings recorded in bathroom to bottom of wall behind toilet. Further investigation/repair required. Shower: Bottom of walls either side of shower tray show damp/wet moisture readings. Indicate shower is leaking. Further investigation/repair required. Ensuite: Damp readings at bottom of dividing wall between bathroom and ensuite, require further investigation/repair. A Builders report was requested on the house carried out by 'What's Up House Inspection, hence the number of defects.
