edit: cost/quality "importance" would like to know both options. Home built in 1948, possibly rimu, current finish has taken on an orange tone that we would like to remove, would like to sand and satin poly. Hopefully the tone becomes more neutral. 75-80sqm approx. One squeaky board in bedroom, easy access in garage under house. Overall appears to be in good condition, one level. NB, lounge area has large rug, not carpet. Settlement on the 31st January so hoping to begin as soon as possible after settlement before moving in. Thank you, see photos attached.

We had our native timber floors sanded and finished by Ryan. Amazing communication and a all round top bloke. He was friendly and experienced, we were in good hands. Despite small hiccups due to reasons outside of our control, he endeavored to do everything he can to get things done and was always in good communication. Thank you
