Replace bathroom heat/light/fan

Hi there we have a light, heat, fan installation in the bathroom. We have only been at the property 3 weeks and the ceiling is dripping every time we use the shower. We think the fan isn't working and would like to replace the whole new unit. If we still have a problem after that we would look to add a separate fan.
