Pre purchase residential house inspection

We require a builder to do a pre purchace building inspection on a property in Green Bay Auckland. The auction for the property is 14th of April so the sooner the better. Besides the usual inspections we would like the tradesman to pay particular attention to a gap and cracked bricks under the front porch, as well as a gap in the roofing tiles visable from the inside of the roof, and condition of the foundations and earth under the house floor.
