As part of a new build we need a strip on concrete approximately 144m^2 on the south side of the house to provide water protection for the house and access to the building. Attached is a site plan and a site photo. These have been annotated with the nearly rectangle area to concrete. The onsite soils are loess - the contractor must understand this soil type. The area being concreated is flat, but the site is elevated and access is best in the dry. Portions of the site have engineered loess material (loess mixed with lime and compacted). Excess dirt can be put at an agreed location on site. The site is around the finished level, thus allowing for the correct amount of material to be excavated. Overview of the work: 1. strip 4m wide on the south side of the house 2. concrete up to the entraces (main door, laundry door and garage) 3. to extend about 1.0m past both ends of the house - plus the little bits that jut in at the two entrances 4. a v-channel to collect water 5. the drains hooked up at both ends of the v-channel (stormwater uprights can be seen in the image). 6. exposed aggregate finish 7. black oxide 8. option to have coloured stones in the exposed aggregate 9. done by xmas 2018 We would like the contractor to specify what will be done, but we expect 200mm of base course and 100mm of concrete. We can supply a 50m roll of A19 bidem to go under the base aggregate. The drains (sumps) need to be put in as per the plan to take the water away from the house. A swale like drain needs to go the length of the concrete to get the water to go into those drains. As per the photo the stormwater pipes are already available near their final locations. The stormwater drains need to be connected so that the next piece of work can drain into them. The front door and laundry door need to take into account some heights to meet council rules. Our understanding of these are outlined below. Once the concrete is down, these areas will have a deck built over them. The garage entrance will need to slope up to meet the garage floor level. Some of the technical details as we understand it around heights of the steps at the two entrances are: * a step must be between 150mm and 190mm in height (200mm is too high for a step) * a hard (concrete) surface must be at least 150mm below finished floor level * a hard (concrete) surface must be at least 100mm below the cladding * the cladding comes down 100mm below the finish floor level * the 140mm joist + 18mm decking timber must be either: - above the ground - or on DPC [not considered a good option] * the concrete will need about a 1:100 slope (1cm per metre) - the main entry is 1800mm deep, which will require 18mm of fall * the fall must take water away from the house [very important]
