Photos are available of the following: Foundation & Sub-floor: a small leak around waste pipe to be repaired to avoid any ongoing deterioration and/or damage Roof, Fascia & Gutters: parts of the roof cladding is nearing the end of its lifespan and is now due for replacement or at least significant restoration to ensure ongoing weather-tightness Windows: multiple rubber seals lining the joinery glass panes have shrunk or decayed significantly, in particular the corners, allowing for potential moisture ingress and issues. Seals should be replaced or restored to ensure ongoing joinery performance and weather tightness and moisture damage to internal materials is avoided Moisture Content Readings: · Observed indications of moisture ingress internally to some joinery and jambs will require restoration and maintenance to ensure weather tightness and avoid potential internal material damage · There were isolated areas where the moisture levels were elevated. Further investigation may be required to assess any floor or internal framing damage. Failure to perform invasive moisture testing may mean that if moisture is present within timber framing that possible deterioration or future timber deterioration may occur. Lounge western window - below sill of both left and right corners; Laundry entrance door - lower right corner; North east bedroom northern window - below sill of left corner. Plumbing & Drainage The finished height above ground level of the gully trap on the southern elevation is below current required thresholds (100mm unpaved) to prevent the ingress of surface water into the sewer system. Installation of a riser or alternative is recommended. Garage: Much of the corroded exterior of garage cladding and structure will need restoration or replacement to ensure weather tightness and ongoing function.
