Repairs to deck balustrades: Remove cladding from solid balustrade, remove of timber end balustrades, identity source of intermittent water leak, fix leak, replacement of cladding and balustrades. There is an intermittent water lead from the balcony into the ceiling of the bedroom below. I believe the leak is occurring from the deck "channel" highlighted in the first photo. It has been patched and seems to have stopped. But the patch repair needs to be properly repaired. I believe the only way we'll be sure of where leak is coming from, and to fix it properly for the long term is to remove the inside (only) cladding on this solid balustrade (i.e. the cream cladding shown in the first photo). That will allow access to the view in interior of the balustrade so we can track the leak and fix it. I intend to replace the cladding with a contrasting wooden paneling, exact details to type to be determined. But it need not be the same stucco type cladding. The balcony floor is Traffigard fiberglass flooring. I expect the traffigard channel will need to be resurfaced and run higher up the side of the solid balustrade to be compliant/watertight and avoid a siphoning effect. I can engage a separate trades-person to complete this work if necessary? The two wooden "end" balustrades (shown in the second and third photos) are nailed to the cladding at each end - i.e. to the solid balustrade and the house. These will need to be removed and replaced, affixed in a more compliant/water tight manner. Whether they are reused or replaced to be determined depending on your advice. The fourth & fifth photos are another view of the solid balustrade. The final photo is a street view with showing the street side view of the balustrade. I'm hoping that the leak isn't determined to by on this side!! :-) I don't want to have to open up the cladding on this wall. I have posted a separate job to redirect the downpipes that currently empty from the roof onto the deck to run directly to the downpipe off the deck. You are welcome to quote for this work too.
