top deck replacement

Decking at the front of the top 2-br flat needs to be replaced; timber/railing/posts are old and in some areas rotten. Pre-purchase inspection report says "recommend replacement of the front deck as timber deterioration was detected to the decking timbers and to the top side of the joists; General deterioration was sighted due to age, rotten timbers were sighted and movement can be detected to the handrail also. The handrail may have complied when first built; however this does not comply with the current building code and is a safety hazard. Replacement is recommended to ensure this is safe and fit for purpose". Affected area is approx 12m x 1m.
