I have a couple of timber windows that jam up in winter and are also reasonably hard to open in summer. they just need to be trimmed to fit better. There is also some water damage / rot below a couple of windows that needs to be addressed so keen to understand the cost and options for that. have applied silicon as a a water proofer for the short term - as can be seen in the photos. Thanks
