EXTERIOR CLADDING CONDITION 3.6 TRIM / FLASHING Garage door frame lacks clearance from the ground and is deteriorating at left side. This can cause wicking of moisture and timber rot. Recommend this be reconstructed with a clearance, by a qualified contractor. Recommend this area be monitored for surface water and if stagnation is noticed, it may need re grading. PLUMBING ( Exterior ) 3.15 SEWER LINE There is a downpipe draining in to the sewer line at left patio instead of storm water line. We recommend this be corrected by a registered plumber. EXTERIOR FEATURES 3.16 PORCH The column at front is displaced at top. Recommend this be corrected by a qualified building contractor. ATTIC (Roof Space) ROOF UNDERLAY 5.9 Underlay A section of roof underlay is damaged which can allow moisture intrusion. Recommend this be repaired by licensed roofing contractor. MAIN FLOOR KITCHEN 7.31 WALLS Joint crack on the wall needs plaster and paint. MOISTURE INTRUSION TESTING MOISTURE INTRUSION 12.5 MOISTURE INTRUSION Plasterboard damage noticed around the door frame.
