There is a patch in the kitchen ceiling that needs investigating and probably replacing also a suspect patch of dry rot ? on skirting board in spare bedroom. Possibly check the roof for leaks too. After looking at the work if it comes to more that the budget mentioned then am willing to spend more to get the job done and done well. Thanks.
