North Shore

We purchased our house in December last year and the building inspection report identified a number of jobs. The house is a 1970s weatherboard house with a block base. Below is a list of the jobs that we would like to have done in the next few weeks. Further work will be required in the future and we are also considering converting part of the “under the house” area into rooms at some stage. The building inspection report is a detailed 33 page document with pictures and is available upon request. Kitchen • Seal between sink and kitchen bench top to prevent leaks. • Re-connect kitchen sink overflow to kitchen waste. • Tighten and re-seal kitchen tap. • Fix broken hinge on kitchen window. Bathroom • Seal junction between shower wall lining and glass partition against wall to prevent water leaking from the shower. Roof / Exterior walls • Seal block wall with block sealer. Supply and install saddle flashing to prevent further water ingress. • Re-seal and re-flash around toilet vent pipe on roof. • Replace section of rotten weatherboard above block fire wall adjoining neighbouring dwelling. • Clean out gutters and Chemwash roof in preparation for rust treatment. Wire brush rust areas and apply rust treatment to neutralise rust. Apply rush primer and top cost finish. Supply and install new cap flashings to apex of roof and other flashings where required. • Supply and install new cap flashing where plastic vent pipe has been removed. • Re-seal and re-flash around hot water header pipe. • Repair crack in wall cladding. Deck • Remove rotten centre bearer under deck and replace with new timber bearer. • Supply and install second bolt to bearer posts. Remove angle brace from deck and replace with one of correct size and bolt top and bottom. Wastewater / drainage • Kitchen waste pipe has been taped. Install correct fixing. (Under house.) • Reconnect down pipes into storm water drain.

"Yes this small maintenance job went well. the extent of rot and damage, missing bolts/bracing and piles subsiding in soft (not deep enough into solid ground.) left by previous builders was worse than anticipated. We were very clear in what we found and brought to the attention of the owners as extra repair work had to be undertaken to bring it up to an acceptable level. Overall friendly enough clients to deal with."
