Council approved already. Ready to go. Bathroom and related: I want to create a full bathroom (shower, bath, loo etc.) from 2 existing rooms being knocked into one. To do so will also result in an extended hallway, providing access to existing bedroom 4. One room is a laundry with loo, so plumbing runs will not be greatly different. The loo is in same position, shower is 2 sides glass, 2 sides moulded plastic. Recessed mirrored wall cabinet. All fittings provided by us. Tiles also provided for floor and wall (5 rows of 250mm X 400mm width). Underfloor heating required. The bathroom and hallway will need all associated insulation, gibbing, plastering and painting. Also electrical work and plumbing. New internal door fitted (supplied by us). Bedroom 4: West wall currently opens to living area. This needs to be gibbed, plastered and painted. New internal door fitted (supplied by us). Kitchen and related: South wall of kitchen removed to combine with area of existing internal bathroom (new bathroom as above). West wall of kitchen removed to open into dining area (west wall of existing bathroom retained). Requires HySpan beam and 3 micro-pipes. New space created for kitchen will also contain laundry cupboard (near existing sink). Area needs to be prepared for install of kitchen units and floating timber floor (both supplied by us, and installed by others; our responsibility). Floating timber floor will extend into dining area. Need all associated insulation, gibbing, plastering and painting. Also electrical work and plumbing. Install of 3 new exterior sliding doors, replacing an existing slider, french doors, and full length windows. Two sliders will open to existing deck. One will need new deck step created. Potentially install new insulation on some external walls not already mentioned, and related gibbing, plastering and painting. Any interested parties will need to view working drawings to quote accurately. Available to view throughout working week, as work from home.
