We are planning to redevelop our house at 46 Oriana Avenue, Lynfield and are looking for the best option that can provide the best yield for the least investment. Planning and resource consent can start this year, but the development will start next year. I am looking for ideas with the costing options listed below. 1. Keep the existing house that has three bedrooms at the top and a three/two bedroom rumpus unit, but get it on the separate title or granny flat with home and income. We plan to fully renovate the house and then build two or three three-bedroom units 2. Demolish the existing house and build three independent 4 bedroom with double garage houses
