I have an older house approx 100sm (90 years) in the City. It has a basement garage. I want this extended to maximise the use of the area under the house (and possibly rent it as a dormitory for the World Cup). This would require removal of the existing concrete floor and wall at the back and further lowering of the floor (it slopes up to the rear) and its extension to both sides and possibly further back. The existing beams and supports would need replacing. there is a single roller door on the front. I would envisage this being replaced with french doors and windows and windows located along the lower northern wall and possibly small ones on the southern wall (higher ground and path outside plus brick chimney on this wall). There is an internal stairway at the back. The job would include the plans and building consent (I may be able to get the plans for a similar job done by my neighbour with a very similar house, but I would like to get more space). I could envisage the job being done in two phases. 1) creation of the space and 2) the fitout. I would like a second bathroom (toilet, shower and washing tub); the services are on the northern wall. There may or may not be sufficient fall not to need a pump. There is a lot of junk in the basement at present. I would have to say goodbye to these treasures and to store some at least temporarily while the work is being done. The section is on clay and the present basement can get wet, so water proofing is essential. My children are getting bigger and there is no enough space in the house for us, but the location is good. i.e. I don't want to move to outer suburbs for more space and more house per $$ . The fitout may see a bedroom on the southeast side, storeroom behind it; the bulk would be a lounge/office as I work from home a lot. So I would like a microwave, sink and plugs for appliances for a small kitchenette.
