We have a 1904 villa house which currently has a poorly constructed lean-to which will need to be demolished and new 35-40 m2 extension built in it's place. Also as part of the build we will need a two walls removed to make one big open living room. Kitchen and bathroom will need to be also need to be built as part of this project. Currently we have a draftsman who has done some preliminary drawing and is waiting for us the finalizes the techinaical plans.

Repair leaking roof

Roof is leaking periodically - not all the time. Roof is steel. Seems to be worst when wind is southerly. House has 2 triangle-shaped sections. The 2 sections join together at the 'base' of the triangles where there is a flat section approx. 15-20cm wide. This section seems to have some sort of wood or board which I believe is broken allowing water in. Require advice and a quote.

The light fitting in the room also needs new wiring. We are relining the room and so want the work done in the next two weeks when the lining is off before the builder relines the walls. Deck required to be built above spa-pool cover to make built-in spa pool child-proof. Current lockable foam cover is octagonal, 210cm across by 25cm high above existing deck. Would want new deck to be 290cm by 290cm (ie squared) and 30cm high, to sit above the cover (which would be retained). No steps, seats etc. Ideally would be hinged to deck on one side ( (eg through posts, for lifting) and pad-lockable on opposite. New Deck

We are wanting a deck built - approx 3.5-4m width x 9-10m length, it is 800cm off the ground. Would like a built in seat around the outside and stairs recessed in at one side, with the sides around the deck covered with lengths of wood so you can't see underneath.
